Kohn Architecture Frequently Asked Questions

Do you handle façade or exterior restoration projects?

Yes. The firm’s portfolio highlights exterior landmark restoration/design work, which uses advanced CAD modeling for high-performance building envelopes. Projects include historic restorations, façade upgrades, and exterior architectural services across NYC, demonstrating capability with both preservation and contemporary façade challenges.

Can you help with Temporary Place of Assembly permits?

Yes. Kohn Architecture provides Temporary Place of Assembly (TPA) plans and permits for events and gatherings in New York City — including large indoor and outdoor assemblies — and coordinates these with the Department of Buildings and FDNY. Their portfolio includes TPA work for events at Pier 94, the Brooklyn Children’s Museum, and other large NYC venues.

What is the difference between a test fit and white boxing for a tenant space?

A test fit is a preliminary architectural layout that helps tenants evaluate how a space can function before signing a lease. It shows potential floor plans, occupancy, and basic programming so you can confirm the space meets your operational needs. White boxing is the process of preparing a commercial space to a clean, neutral condition — typically including finished walls, ceilings, lighting, and basic utilities — so it’s ready for a tenant buildout. At Kohn Architecture, we provide test fits to guide leasing decisions and coordinate white box plans that reduce construction time and simplify DOB approvals.

Do you provide 3D renderings?

Yes. Kohn Architecture uses the latest in CAD technologies as part of its design and documentation process, including 3-D modeling for exterior façade work and construction documentation. These digital tools help produce high-quality plans, detailed shop drawings, and visualizations that support project clarity and execution.

What makes your firm different from other NYC architects?

Kohn Architecture stands out for its hands-on approach to project delivery and ability to handle both design and municipal filings in-house. Rather than outsourcing zoning, permits, building code compliance, and expediting services, the firm manages these processes internally, coordinating with city agencies (DOB, LPC, FDNY, DOT, etc.) from start to finish. This comprehensive involvement helps ensure projects move efficiently, stay on schedule, and remain within budget — a notable advantage in NYC’s complex regulatory environment.

How long does a tenant buildout take in NYC?

The timeline for a tenant buildout in New York City depends on the scope of work, building requirements, and permitting. A straightforward interior renovation may take 3–6 months from design through construction, while more complex projects involving DOB approvals, landmark review, or change-of-use filings can take longer. At Kohn Architecture, we streamline the process by coordinating design, filings, and expediting services to minimize delays and keep your project on schedule.
